SDS NexGen Partners LP is a privately held real estate and investment firm led by Managing Partner Michael Mulcahy. SDS in the title stands for Shirlee DiNapoli Schiro, Michael’s mother, who serves actively in the oversight of the firm. Michael is joined in ownership by his partners and siblings, Tim Mulcahy, Erin Mulcahy Stein, Brian Mulcahy, and Paula Mulcahy Keane.

SDS NexGen’s roots stretch back generations to Shirlee’s father, Frank DiNapoli, whose parents immigrated to Santa Clara County – the Valley of Heart’s Delight – in the 1890’s. Frank co-founded Sun Garden and Mayfair Packing Companies, and he seeded the creation of a real estate portfolio that today includes office, retail, industrial, ranch, and raw land, predominantly in California. Shirlee’s family in partnership with her brothers – Phil DiNapoli and the late Dick DiNapoli – continue to invest and develop together as well as independently.

Sun Garden Shopping Center (New Construction) – Development of a grocery anchored shopping center, the 20+ acre site on Monterey Road at Alma in San Jose was approved for up to 210,000 square feet with two phases of retail now complete with tenants including Walmart Neighborhood Market, Chevron, Comcast, Starbucks (drive-thru), Big 5, Chipotle, and The Habit Burger Grill to name a few.

Bank of America Branch (Value Add/Acquisition) – Purchase of 1245 Lincoln Avenue, a 1.6 acre site in the heart of the Willow Glen Business District of San Jose currently leased to Bank of America.

2910 Stevens Creek Boulevard (Leased Investment Acquisition) – In partnership with William B. Baron and the Brandenburg Family of partners, the purchase of a 13,480 SF, 2-story mixed-use office/retail building adjacent to Santa Row and across from Westfield Valley Fair. The building features ground floor retailers BMO and Verizon.
